We are renting and letting agents specialising in residential and commercial properties in the Southern Germany.
Our services include all rental matters and optionally the complete management of your property. (see "I need property management") If you are letting a property in our local area we will do whatever you want us to do.
We offer a full range of services, from free initial advice to a full management service. Our services and fees are tailored to each of our client´s individual requirements and are agreed in advance with each client.
After the initial discussion and the inspection of the property we will evaluate the property, collect and bundle information. If necessary and desired, we will recommend and arrange repairs or cosmetic work that will significantly enhance the rental of your property.
The process continues with a determination of a reasonable and optimised rent. We know the exact value of your property on the German letting market. Boss Real Estate works with up-to-date insider-information on what is happening in the German marketplace. We will let you know, how long it will take to lease your property based on the current rental market conditions.
Our subsequent rental marketing includes the exposure of your property to our associates and the public. The Boss´ property documentations are well known and famous for its strong effect on potential tenants. Active adverising, when necessary is part of our marketing concept. The choice of media and frequency of advertising depends a grat deal on the property and specific market. We know when, where and how to advertise your property and how to obtain the out of town tenant´s attention. Nevertheless, most of our rentals are the results of our waiting lists, full of potential customers and our excellent contacts. We have easy access to transferees with major corporations in our area and outside our area.
We screen our candidates very carefully, checking out every detail. A credit report is ordered, all business and personal references are checked whether local or long distance. We know what to look for in a qualified tenant. We negotiate and have all the proper leasing forms and optimized contracts to protect your rights and your property.
We prepare your lease, protecting your investment and interests. Our leases meet the local Real Estate boards requirements. Astep-by-step procedure is followed for the protection of both the owner and the tenants. Dates are met and proper papers are filed with relevant authoroties. A rider is attached to the lease, covering items not covered in the lease, all for the protection of the owner.
We personally handle the commencement, going over each detail upon occupancy.
We personally handle the termination or final inspection, making sure your property is in the same condition as at the time of occupancy, before releasing the security deposit.
You will receive a monthly, quarterly or yearly statement for all receipts and disbursements. We collect rents, make owner´s payment, pay taxes and property insurance when due. We offer a complete caretaker-service and our repair-service can handle special maintenance, such as having exterior painted, bids on roofing, etc.all upon your instructions and in your absence.
Most importantly, if you are looking for a home or a commercial property to rent in our area we will try to find a property available for renting which meets your exact requirements. If we find a property which you agree is suitable, we will make all arrangements with the landlord. It is our aim to deal fairly and equitably between the landlord and the tenant in any tenancy which we arrange, and to protect the legitimate interests are requirements of both as far as we are able.
